Keswick is in southwest Edmonton, bordering the river valley, with Anthony Henday Drive as the main connector. It sits next to Windermere.
That river valley edge is the structural thing about this community. New construction can be replicated anywhere in Edmonton. Being next to the valley cannot, and it is the reason Keswick prices where it does.

Two numbers here are worth a second look.
The first is 304 sales. When we pulled the same report for five Edmonton communities on the same day, Keswick had the most, ahead of The Orchards at Ellerslie at 218, Walker at 214, Rutherford at 198 and The Uplands at 166. Volume at the top of a price band is a real signal. It says people are choosing this community at this price, not just listing in it.
The second is the gap between the median at $534,700 and the average at $584,384, which is about $50,000. That gap sits under a $1,525,000 high, so there is an upper tier here, but it is a tail rather than a second market. Most of what you’ll view will sit nearer the median than the top.
Some of those 304 sales will be new construction rather than resale. That changes what the number means for a seller competing against a builder, so ask me for the split before you price a Keswick home.

The river valley is the answer most people are here for. Keswick borders it and sits close to the trails.
Keswick pond has trails around it, which is the everyday version of the same thing: you do not have to drive to the valley to get a walk. That is a small detail and it is the kind of detail that decides whether a family actually uses the setting they paid for, or just looks at it from the car.
I’m not going to tell you what the pond is beyond that. Whether it is a stormwater facility or an amenity feature, and whether anything about it carries a fee, are things I would confirm for a specific address rather than assert on a page. The difference matters and it is checkable.
What kinds of homes are in Keswick?
Detached homes are the core of the community, with attached and apartment product filling in the lower end of the range. The $261,250 low is not a detached house.
Lots that back the river valley carry a premium over interior lots. What that premium actually is depends on recent comparable sales in the specific phase, so ask rather than assume. It is the single most useful number to have before you write on a valley-backing home here, and it is not something you can read off a listing.
If the community’s earliest phases are now ten or more years old, first-cycle maintenance is arriving on them: shingles, hot water tanks, fences and decks. That’s arithmetic, not a defect, and it belongs in your budget when you compare an early-phase home against a recent one.
What schools serve Keswick?
Keswick is served by Edmonton Public Schools and Edmonton Catholic Schools.
I’m not printing a school name here. School capacity across the southwest new-build communities is a live issue and catchments move, so a page that names a school confidently will be wrong before long. Confirm the designated school for the specific address on epsb.ca and ecsd.net, and ask specifically whether students are bussed out of the community, because in this part of Edmonton that is a real question and not a formality.
How long is the commute from Keswick?
Anthony Henday Drive does most of the work, with downtown and the University of Alberta both a proper drive.

Who’s buying in Keswick right now?
Move-up families from elsewhere in southwest Edmonton, buyers who want the Windermere setting, and buyers specifically motivated by the valley and the trails.
The honest version: Keswick is the most expensive community of the five we pulled that day, at a median about $145,000 above Walker per the REALTORS® Association of Edmonton report of August 5, 2026, and about $208,000 above Rutherford on that same report. If the setting is what you want and you’ll use it, that premium buys something real that the cheaper communities cannot offer. If you won’t walk the trails, you are paying for a view you drive past, and one of the southeast communities will serve you better for the money.
What should buyers know before moving to Keswick?
- What a valley-backing lot actually costs over an interior lot in the same phase.
- Whether any fee attaches to the pond or any amenity area, in writing, for the specific property.
- New or resale. In a community with 304 sales in a year, you may be competing with builder inventory, and so may your eventual buyer.
- School designation and bussing for your specific address, confirmed with the boards.
- Which phase you’re in. The earliest phases are further into their maintenance cycle than the newest.
How does Keswick compare to nearby communities?
- Windermere. Adjacent, similar buyer, and the natural comparison if you’re touring this part of the city.
- Chappelle. Newer southwest family community at a median about $57,000 lower.
- The Uplands. The west-side equivalent in this group, with a similar median and a much thinner middle.
