About this policy

This policy explains how Team O'Shea-Thomas handles personal information collected through edmontoncityhomes.com. We are Rory O'Shea, REALTOR®, and Bev O'Shea-Thomas, REALTOR®, operating together as Team O'Shea-Thomas under Homes & Gardens Real Estate Ltd. We're based in Edmonton, Alberta, and we take your privacy seriously because our business depends on your trust.

We follow the Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta's Personal Information Protection Act (PIPA).

What we collect

We collect personal information in a few specific situations:

  • When you fill out a contact form or valuation request form on this site. We collect your name, phone number, email address, property address if relevant, and any notes or messages you include.
  • When you sign up for our newsletter. We collect your name and email address.
  • When you call, text, or email us directly. We keep records of our conversations to provide the service you're asking about.
  • When you work with us as a client. We collect additional information required by provincial real estate regulations and our brokerage, including identification documents, financial information relevant to real estate transactions, and signed agreements.

We don't collect information about you from third parties. We don't buy data. We don't run analytics or tracking cookies on this site.

Why we collect it

We use your personal information only to:

  • Respond to your inquiries and provide the real estate services you've asked about
  • Send you our monthly Edmonton market newsletter if you've subscribed
  • Comply with our legal and regulatory obligations as REALTOR®S in Alberta
  • Keep records required by Homes & Gardens Real Estate Ltd. and the Real Estate Council of Alberta (RECA)

We do not use your information for marketing unrelated to real estate, we do not share it with other businesses for their marketing, and we never sell it.

Who we share it with

We only share your personal information when it's necessary to provide the service or comply with the law.

  • MailerLite. If you subscribe to our newsletter, your name and email are stored in MailerLite, our email marketing provider. MailerLite is based in the United States and processes data under its own privacy policy. You can unsubscribe at any time using the link at the bottom of any newsletter.
  • Our brokerage, Homes & Gardens Real Estate Ltd. Client transaction records are held by our brokerage as required by Alberta real estate regulations.
  • Our web hosting provider, GoDaddy. This site is hosted on GoDaddy's infrastructure, which means technical information like IP addresses and access logs passes through their systems.
  • Legal or regulatory bodies. If we're legally required to disclose information to a court, regulator (such as RECA), or law enforcement, we'll do so. We would only ever do this when required, never voluntarily.

We don't share your information with any other third parties.

How long we keep it

Casual inquiries (contact forms, questions) are kept for as long as we reasonably need to respond and follow up, typically no more than a couple of years.

Client transaction records are kept as long as required by Alberta real estate regulations. RECA requires brokerages to retain records for a minimum of five years after a transaction closes.

Newsletter subscribers remain on our list until they unsubscribe.

Your rights

Under PIPEDA and Alberta PIPA, you have the right to:

  • Know what personal information we have about you
  • Request a copy of it
  • Ask us to correct it if it's wrong
  • Ask us to delete it, subject to our legal retention obligations
  • Withdraw consent for us to use it, subject to our legal retention obligations
  • Complain to the Office of the Privacy Commissioner of Canada or the Office of the Information and Privacy Commissioner of Alberta if you feel we've mishandled your information

Cookies and tracking

This site does not currently use tracking cookies, analytics tools, or advertising pixels. If we add basic analytics in the future to understand which pages are most useful to visitors, we'll update this policy and disclose what's being tracked.

Your browser may still store basic functional cookies required for the site to work (like remembering if you've dismissed a banner). These don't identify you personally.

Children's information

This site and our services are intended for adults making real estate decisions. We don't knowingly collect personal information from anyone under 18. If you believe we've collected information about a minor, contact us and we'll delete it.

Changes to this policy

We may update this policy occasionally to reflect changes in how we operate or to comply with new laws. If we make a material change, we'll update the effective date at the top of this page. For significant changes, we may also send a notice to newsletter subscribers.
