Here’s something worth knowing before you narrow your search: most people looking in Chappelle are also looking at Desrochers, Allard, Keswick and Glenridding Ravine, often on the same weekend. They are similar in age and product, and they compete on price and phase rather than on character. If you’re deciding between them, the useful comparison is which phase you can buy in and what it backs onto, not which name is on the entrance sign.

Look at the median and the average together: $477,250 and $500,405, about $23,000 apart. In a market with a wide spread those two numbers pull far apart. Here they sit almost on top of each other, which tells you the middle of Chappelle is genuinely consistent. Most of what you walk through will be near that median, and a home priced well outside it needs an explanation.

Honest answer: it feels new, because it is. Streets are wide, houses are close together by mature-neighbourhood standards, trees are young, and in the active phases you will see construction traffic. If you have come from a 1950s neighbourhood with a canopy over the road, that difference is the first thing you’ll notice.
What you get in exchange is a house that has not needed anything yet, a garage, and a layout designed for how families actually use space now. For a lot of buyers that trade is obvious. For some it isn’t, and it’s better to find that out on a Saturday drive than after possession.
What kinds of homes are in Chappelle?
Chappelle is a full-spectrum community rather than a single-product one. You’ll find front-attached garage detached homes, laned homes with rear detached garages or parking pads, duplexes and semi-detached, townhouses, and some apartment condo product.
The detached streets split visibly into two of those products: front-attached garage homes on the wider interior roads, and laned homes on the tighter blocks served by back alleys. You can tell which one you’re on before you park, and it’s worth knowing which you’re shopping, because the two carry different prices and different street feel.
One thing that moves price more than buyers expect: whether the basement is finished. In a community this age, a meaningful share of resale homes still have undeveloped basements, and two otherwise identical houses can sit well apart on price for that reason alone. Ask early.
What schools serve Chappelle?
Chappelle is served by Edmonton Public Schools and Edmonton Catholic Schools.

In newer communities, catchments move as schools open and as enrolment grows, and students in newly built areas are sometimes accommodated at schools outside the community while local capacity catches up. A page that lists a school name confidently is a page that will be wrong within a year or two. How long is the commute from Chappelle?
Chappelle is car-dependent. Anthony Henday Drive is the main connector, which gives good access south and west, and the south industrial area and the airport are closer from here than from most of the city.
Downtown and the University of Alberta are a real commute rather than a short hop. If you work in either and you’re used to a central neighbourhood, drive it at your actual departure time before you commit; the difference between a midday run and a weekday morning is the part that surprises people.
Transit service in the newer southwest is lighter than in central Edmonton. If someone in the household needs to get around without a car, check the current routes and frequencies for your specific block rather than assuming.
What’s nearby?
The two large retail destinations serving this part of the city are Currents of Windermere and South Edmonton Common, both a short drive. Day-to-day shopping in growing communities is usually a drive rather than a walk, and Chappelle is no exception yet.

Chappelle is still building in its newer phases. That matters to a resale buyer in a way it doesn’t in a finished neighbourhood: when you buy an existing home here, you’re buying in a market where a builder can sell a brand-new house down the street. It affects pricing, it affects how long a resale listing sits, and it affects what you should offer.
It cuts the other way too. If you’re selling in Chappelle, you’re competing with new inventory, and pricing against the resale comparables alone will mislead you.
Who’s buying in Chappelle right now?
Mostly first-time buyers and young families who want new construction at a price the mature southwest can’t match, plus move-up buyers coming out of apartment or duplex product elsewhere in the south.
The common objection is commute, and it’s a fair one. The honest response is that Chappelle trades distance from the centre for newness and space, and whether that’s a good trade depends entirely on where you work and how you feel about driving.

- Basement development status changes price materially. Confirm it before you compare two listings.
- Which phase you’re in. A 2013 home and a 2024 home are different products under one community name.
- School designation for your specific address, confirmed directly with the boards.
- New home warranty. If the home is recent, ask what remains under the Alberta New Home Buyer Protection Act and what transfers to you.
- Construction around you. Ask what’s still to be built on the adjacent parcels.
How does Chappelle compare to nearby communities?
- Desrochers and Allard. Same growth area, similar age and product, shopped interchangeably by most buyers.
- Keswick (step up). Newer southwest community at a higher price point, similar newness.
- Windermere (step up). Interesting comparison: the medians are within about $700 of each other, but Windermere’s top end runs far higher. The middles are nearly the same market; the tops are not.
