If you’re looking at homes for sale in The Uplands, Edmonton, the first thing to get straight is that a single price for this community would mislead you. Where is The Uplands in Edmonton?

The Uplands is on the west edge of Edmonton, a newer community with green space built into it. Anthony Henday Drive is the main connector.

Wedgewood Ravine and Breathless trail sit on the east side of the community, which is the everyday version of the green space: somewhere to walk that you do not have to drive to.

What’s the price range for homes in The Uplands?

Across all residential property types, homes in The Uplands sold from $312,339 to $5,600,000 in the year to August 5, 2026. That is the widest spread of the ten Edmonton communities we pulled this year, and it is the reason this section is longer than it is on our other pages.

Here is how to read that, because the range on its own will give you the wrong idea.

The median is $527,450. That is the middle sale: half of what sold went for less, half for more. The average is $568,941, about $41,500 higher. When the average sits above the median, it is because a smaller number of expensive sales are pulling it up, and that is exactly what is happening here.

A $5,600,000 sale in a community with a $527,450 median is not a rounding artifact. It says The Uplands contains an upper tier that trades on different terms from the rest of the community. The gap between the median and the average being only about $41,500, though, tells you that tier is thin. It is a small number of homes, not half the neighbourhood.

So the practical guidance is this. If you are shopping near the median, the range’s top end is not your market and you should ignore it. If you are shopping in the upper tier, the median is not your market either, and you need comparables drawn from that tier alone rather than from the community as a whole. A blended figure describes neither buyer. Ask me for the comparables that match your price band, not the community’s.

Why do homes here take longer to sell?

The median was 54 days on market, the slowest of the five Edmonton communities we pulled that day. Rutherford ran 30, Walker 34, The Orchards at Ellerslie 38 and Keswick 41.

The likely explanation is the upper tier: higher-priced homes take longer to sell in every market, because the pool of buyers is smaller. That is a reasonable read and I want to be clear it is a read, not something the report proves. What the report does show is the 54 days.

For a seller here, it means pricing for a longer runway and not panicking in week three. For a buyer, it means there is usually more room to think than there is in Rutherford, where the median is 30 days.

What kinds of homes are in The Uplands?

Detached homes are the core of the community. The $312,339 low indicates attached or entry product is also present.

I’m not going to describe the upper tier’s homes on this page, because what physically distinguishes them, whether it is lot size, ravine backing, or custom construction, is not something I’ve confirmed. It is a real question with a real answer and I would rather get it for your specific search than guess at it here.

If you are comparing an early phase against a recent one, ask what has been replaced. Any community with fifteen or more years on its first phase has homes arriving at first-cycle maintenance on shingles, hot water tanks, fences and decks.

What’s it like to live in The Uplands?

Green space is the defining feature, and Wedgewood Ravine and Breathless trail both sit on the east side of the community.

That matters more on the west edge than it might elsewhere. Newer communities out here are often laid out around the roads rather than around anything you would walk to. Having a ravine and a trail at the edge is the difference between green space you look at and green space you use.

What schools serve The Uplands?

The Uplands is served by Edmonton Public Schools and Edmonton Catholic Schools.

I’m not printing a school name here. Confirm the designated school for the specific address on epsb.ca and ecsd.net, and ask whether students are bussed out of the community, which is a common arrangement in newer west-edge areas and a fair thing to know before you commit.

How long is the commute from The Uplands?

Anthony Henday Drive does most of the work, with downtown and the University of Alberta both a proper drive from the west edge.

I’m not printing drive times in minutes. They depend on your block and your departure time. Tell me where you work and I’ll check it for the specific address.

There’s no LRT in the community. If someone in the household travels without a car, check current bus routes for your block.

Who’s buying in The Uplands right now?

Two different buyers, which is the theme of this page. Move-up families from elsewhere in west Edmonton buying near the median, and a separate upper-tier buyer who wants that product on the west side rather than in the southwest.

The honest note for the second group: Edmonton’s deepest luxury market is not here. If you are shopping well above the median, look at the southwest as well before you decide, because the comparable set there is larger. If the west side is where your life already is, that is a perfectly good reason to buy here, and I will pull the right comparables either way.

What should buyers know before moving to The Uplands?

  • Which tier you’re actually in, and get comparables from that tier rather than the community median.
  • What the upper tier physically is, confirmed for the specific homes you’re considering.
  • Whether any homeowners association or architectural control fee applies, in writing, before you write.
  • How long homes take to sell here. A 54-day median changes both a buyer’s pace and a seller’s pricing.
  • School designation and bussing for your specific address.

How does The Uplands compare to nearby communities?

  • West Edmonton. The wider area page, for how the west side fits together.
  • Keswick. The southwest equivalent in this group, at a median about $7,000 higher with a much narrower spread.
  • Windermere (step up). The deeper southwest luxury market, if the upper tier is what you’re shopping.
  • Walker and Rutherford (step down). Newer southeast and established southwest communities at medians about $137,000 and $201,000 lower per the REALTORS® Association of Edmonton report of August 5, 2026.
