Look at the median and the average together: $472,250 and $474,579, about $2,300 apart. Across the ten Edmonton communities we pulled this year, that is the closest those two numbers came anywhere.

That sounds like a statistical footnote and it isn’t. In most neighbourhoods the average is dragged up by a handful of expensive sales, so the average describes a house almost nobody bought. Here it doesn’t. The typical home and the average home are effectively the same home, which means a quoted figure for this community is unusually trustworthy as a guide to what you’ll actually see.

The position matters too. On the same day’s report, this median sat $82,250 above Walker and $62,450 below Keswick. That places The Orchards at Ellerslie between the southeast and southwest new-build markets rather than inside either. If you have been comparing the two ends of the city, this is the community in the middle of that comparison.

What does still building out mean for a buyer?

It means three things, and they are worth being blunt about.

Construction is nearby. Depending on the phase, that means truck traffic, dust, and streets that are not finished yet. It ends, but it has not ended.

Amenities may be planned rather than built. Before you write, ask which commercial and which parks exist today, on the ground, as opposed to on a plan. That is a question I will answer honestly for a specific address, and it is the question most likely to change how a buyer feels about a phase.

And if you are selling here, you are not only competing with the other resale homes. You are competing with the builder, who can offer incentives you cannot. That is the single most useful thing this page can tell a prospective seller in this community, and you will not find it on a competitor page.

Is there a residents association?

Yes. The community has its own residents association facility, on Orchards Boulevard SW inside the community.

That is worth knowing before you tour, and it is worth asking about properly. What I am not going to tell you on this page is what it costs, whether membership is mandatory, or what is inside it, because none of that is confirmed and all three are the sort of thing a buyer needs in writing rather than from a web page.

Treat it as a question to settle before you write an offer, not after. A residents association facility can be a genuine amenity you use every week, or a line on your annual costs that you never walk into. Which one it is depends on facts I will pull for the specific property.

What kinds of homes are in The Orchards at Ellerslie?

Detached houses are the core, with attached and apartment product filling the lower part of the range. The $194,581 low is not a detached home.

Essentially all of the stock is original, so first-cycle maintenance has not arrived on the newest phases and is only now approaching on the earliest. Ask which phase a home sits in. In a community of this age that is the difference between a roof you will not think about for a decade and one you will.

On any attached or apartment property, get the condominium fee and the reserve fund study early.

What schools serve The Orchards at Ellerslie?

The community is served by Edmonton Public Schools and Edmonton Catholic Schools.

I’m not printing a school name here. In a community that is still growing, catchments and accommodation arrangements move, and any statement I made today would need a date stamped on it to be worth anything. Confirm the designated school for the specific address on epsb.ca and ecsd.net, and ask specifically whether students are bussed out of the community.

How long is the commute?

Anthony Henday Drive and Ellerslie Road are the connectors, with downtown and the University of Alberta both a proper drive, and the airport and the south industrial area closer.

I’m not printing drive times in minutes. They depend on your block and your departure time. Tell me where you work and I’ll check it for the specific address.

There’s no LRT in the community. Bus service into still-developing phases is often thinner than a route map suggests, so check the current service for your specific block before you rely on it.

Who’s buying in The Orchards at Ellerslie right now?

Families buying new in the southeast, buyers priced out of the southwest new-build communities, and people whose work is south of the city.

The honest version: if you want new construction and you’re comfortable living in a community that isn’t finished yet, this is a sound choice at a median that sits well below the southwest equivalents. If you want a settled neighbourhood where nothing is going to be built next to you, Rutherford is the better answer, and its median was about $146,000 lower per the REALTORS® Association of Edmonton report of August 5, 2026.

What should buyers know before this community?

  • Which phase you’re buying in, and what is still to be built around it.
  • What exists today versus what is planned, for commercial, parks and pathways.
  • The residents association. It exists and it is on Orchards Boulevard SW. Get the cost, whether membership is mandatory, and what it includes, in writing, for the specific property.
  • Condominium fee and reserve fund on any attached or apartment property.
  • Builder competition, if you expect to resell within a few years.
