If you’re looking at homes for sale in Rutherford, Edmonton, the useful thing to understand is that you are not shopping in a new community, and that is the point. Where is Rutherford in Edmonton?

Rutherford is in southwest Edmonton, in the Heritage Valley area, bordering James Mowatt Trail and close to Blackmud Creek. Anthony Henday Drive is the main connector.

Green space and trails run through it, which is a large part of why people stay once they’re here.

When was Rutherford built?

This is the question that actually separates Rutherford from the other communities on this site, so here are the years rather than an adjective.

The area structure plan was approved in 2001. Single-family and duplex construction ran quickly from 2003 to 2009. Townhomes, low-rise condominiums and commercial, including Rutherford Town Centre, followed from 2006 onward.

That timeline is what “established” means here. The oldest houses are past twenty years old and the newest are past fifteen. The trees are grown in, the landscaping is finished, the fences are up, and the commercial is built rather than promised. Nobody is going to break ground across the street from you.

It also tells you where the maintenance sits. A home built in 2003 has been through, or is due for, its first cycle on shingles, hot water tank, fence and deck. That is arithmetic on a twenty-year-old house, not a defect, and it is the single most useful thing to budget for when you compare a 2003 build against a 2009 one. Ask what has been done and when.

Read that range carefully, because the two ends are not the same kind of home. The bottom is apartment or attached product, the sort of thing the low-rise condominiums built from 2006 onward supply. The top is a detached house of a completely different size and finish. Quoting the full range without saying that would be accurate and useless.

The median at $326,250 was the lowest of the five Edmonton communities we pulled that day, and the 30-day median days on market was the fastest, ahead of Walker at 34, The Orchards at Ellerslie at 38, Keswick at 41 and The Uplands at 54.

Those two facts belong together. Accessibly priced homes in an established neighbourhood move. If you’re buying here, that means being ready before you view rather than after. If you’re selling, it means the first two weeks are the ones that count.

What kinds of homes are in Rutherford?

Single-family houses and duplexes from the 2003 to 2009 build-out, plus townhomes and low-rise condominiums from 2006 onward.

That mix is why the community works for more than one buyer. A first-time buyer can get into the condominium or townhome stock. A family can buy a detached house a few streets away. Both are in Rutherford.

On any attached or apartment property, get the condominium fee and the reserve fund study early. On a building that is now fifteen or more years old, the reserve fund study is not a formality; it tells you what is coming and who is paying for it.

What’s nearby?

Rutherford Town Centre, built from 2006 onward, is the commercial anchor. Green space and trails run through the community, with Blackmud Creek close by.

This is a real difference from the newer communities south of here. In Rutherford the commercial exists. You are not looking at a site plan and taking someone’s word for what will be built.

How long is the commute from Rutherford?

James Mowatt Trail and Anthony Henday Drive are the connectors, with downtown and the University of Alberta both a proper drive.

I’m not printing drive times in minutes. They depend on your block and your departure time. Tell me where you work and I’ll check it for the specific address.

There’s no LRT in the community. Bus service in an established south community tends to be more settled than in a still-building one, but check the current routes for your specific block rather than assuming.

What schools serve Rutherford?

Rutherford is served by Edmonton Public Schools and Edmonton Catholic Schools.

I’m not printing a school name here. Confirm the designated school for the specific address on epsb.ca and ecsd.net, or ask me and I’ll check it before you write. One thing worth asking that people usually don’t: in an established community the schools may be at or under capacity rather than over it, which is the opposite of the problem in the newer areas. It’s a fair question to put to the board.

Who’s buying in Rutherford right now?

First-time buyers priced out of the newer southwest communities, families who want finished landscaping and settled schools, and people downsizing within south Edmonton.

Here’s the honest trade, and it’s the whole decision on this page. Rutherford’s median is about $208,000 below Keswick’s per the REALTORS® Association of Edmonton report of August 5, 2026, and about $146,000 below The Orchards at Ellerslie’s on that same report. What you give up is newness. What you get is a neighbourhood that is already finished. If you would rather have grown-in trees and a built-out town centre today than a new house in a community that will be finished in five years, this is the trade, and plenty of buyers take it.

What should buyers know before moving to Rutherford?

  • Which build year you’re looking at. A 2003 house and a 2009 house are at different points in the maintenance cycle.
  • What has been replaced and when. Shingles, hot water tank, fence, deck, windows.
  • Condominium fee and reserve fund study on any attached or apartment property.
  • Which property class a quoted figure refers to. The $110,000 to $1,770,000 range spans very different homes.
  • How fast this market moves. A 30-day median means being ready before you view.
