Walker is in southeast Edmonton, in the band of newer communities that built out south of Ellerslie Road. Anthony Henday Drive is the main connector.
The location does something specific for a specific buyer. The airport and the south industrial area are both a short run from here. If your work is south of the city, Walker puts you closer to it than most family neighbourhoods in Edmonton do.

That $666,000 spread from bottom to top, per the REALTORS® Association of Edmonton report of August 5, 2026, is the narrowest of the ten Edmonton communities we pulled this year. For comparison, on the same REALTORS® Association of Edmonton reports, The Orchards at Ellerslie ran to about $1,035,000 and Rutherford to $1,660,000. Walker has no luxury tail. The whole community trades inside one band.
The median and the average tell the same story from the other direction. They sit about $8,300 apart, which is close enough that the typical Walker sale really is the average Walker sale. That is unusual and it is useful, because it means the number you see quoted for this community describes homes you can actually go and look at.
The bottom of the range is attached or apartment product and the top is detached. Ask which class a given figure refers to before you draw a conclusion from it.

Walker has a real mix: detached houses, townhomes and apartment condos, rather than one dominant product with a few exceptions.
That mix is why the price range works the way it does, and it is why Walker suits two different buyers at once. A first-time buyer can get into the condo or townhome stock here. A family can buy a detached home in the same community. Both are shopping in Walker and they are not shopping for the same thing.
If you’re looking at attached or apartment product, get the condominium fee and the reserve fund study early. That is true anywhere, but it matters more in a community where a meaningful share of the stock carries a fee.
What’s nearby?
More than most newer communities offer this early. Beyond the Walmart Supercentre, the retail cluster next to Walker holds restaurants, a Winners, a Dollarama, an animal hospital, gas, a car wash, banks and a post office.
That list is worth reading slowly, because the thing that usually frustrates buyers in a newer Edmonton community is the drive. You buy a new house and then discover that a prescription, a parcel and a haircut are three separate trips across Anthony Henday Drive. Walker is further along than that. The everyday errands are beside the community, not across the city from it.
The Edmonton International Airport and the south industrial area are also close. For a household with someone working at either, that proximity is a genuine advantage and it is under-marketed on most pages about this part of Edmonton.
How long is the commute from Walker?
Short to the airport and the south industrial area. Longer to downtown and the University of Alberta, with Anthony Henday Drive doing most of the work.
I’m not printing drive times in minutes on this page. They depend on which block you’re on and what time you leave, and a number that is wrong by ten minutes is worse than no number. Tell me where you work and I’ll drive it or check it properly for the specific address.
There’s no LRT in the community. If someone in the household travels without a car, check current bus routes for your specific block rather than trusting a map.
What schools serve Walker?
Walker is served by Edmonton Public Schools and Edmonton Catholic Schools.

First-time buyers into the condo and townhome stock, families into the detached stock, and people whose work is at the airport, in Nisku or in the south industrial corridor.
The honest pitch for Walker is price and practicality rather than prestige. It carries the lowest median of the newer communities in this group other than Rutherford, which is an established neighbourhood rather than a new one. If you want new-ish construction in Edmonton without paying southwest new-build prices, this is one of the shorter routes to it.
What should buyers know before moving to Walker?
- Which property class you’re comparing. A quoted Walker figure means little until you know whether it’s an apartment, a townhome or a detached home.
- Condominium fees and reserve fund on any attached or apartment product.
- Airport proximity cuts both ways. It’s a short commute for some households. Ask about overflight for the specific block before you write, and get it in writing rather than taking anyone’s word for it, mine included.
- School designation for your specific address, confirmed with the boards.
- How narrow this market is. With the median and average about $8,300 apart, there is not much room to argue that a home is special. The comparables will be close.
How does Walker compare to nearby communities?
- The Orchards at Ellerslie (step up). Same part of the city, newer, and about $82,000 higher at the median on the same report.
- Summerside. South-side community with a private lake and a mandatory association fee, at a median about $56,000 higher.
- Ellerslie, Charlesworth and Tamarack. Neighbouring southeast communities of similar age and product.
- Keswick (step up). If you’re willing to cross to the southwest for the river valley edge, at a median about $145,000 higher per the REALTORS® Association of Edmonton report of August 5, 2026.
