If you’re looking at homes for sale in Summerside, Edmonton, the lake is the reason most people are looking, and the fee that comes with it is the thing most people don’t ask about early enough. Where is Summerside in Edmonton?

Summerside sits on Edmonton’s south side, near Ellerslie Road, with Anthony Henday Drive and Gateway Boulevard as the main connectors. It built out from roughly the early 2000s onward.

The location does something for a specific kind of buyer that the rest of the city can’t match: the south industrial corridor, Nisku and the Edmonton International Airport are all a short run from here. If you work in any of those, Summerside is one of the shortest commutes available to you in a family neighbourhood.

What’s the price range for homes in Summerside?

Across all residential property types, homes in Summerside sold from $161,000 to $2,200,000 in the year to July 30, 2026. The top of that range is an outlier and the bottom is attached or apartment product. The middle is where this market actually lives.

Two things stand out. The median and the average are about $31,000 apart, which is tight, so the middle of Summerside is consistent and most of what you’ll see will land near it.

And 25 days is quick. When we pulled the same report for five Edmonton communities on the same day, Summerside was the fastest of the group, ahead of Windermere at 29 days, Chappelle at 35, Wîhkwêntôwin at 42 and Downtown at 44. If you’re buying here, that’s your warning that well-priced homes don’t sit. If you’re selling, it’s the argument for pricing right the first week rather than testing the market.

What’s it like to live in Summerside?

The lake is the organizing feature of the neighbourhood and the reason most buyers are here. It is members-only, available to residents through the Summerside Residents Association.

It sits at the centre of the community with the residential streets wrapped around it, so the walk to the water is short from most of Summerside, and the homes that ring it directly form one continuous band rather than a scattered few. That layout is why the fee tiers below work the way they do.

Here’s the honest version of the trade-off, and it’s the thing I’d want a buyer to hear first. If your family will genuinely use the lake, this is one of the few places in Edmonton where you can buy that lifestyle, and the cost of it is reasonable for what you get. If you won’t use it, you are still paying for it, every year, for as long as you own the house. That’s not a reason to avoid Summerside. It is a reason to be honest with yourself about how often you’ll actually walk down to the water.

What kinds of homes are in Summerside?

Detached homes with front-attached garages are the core of the community, alongside duplexes, townhouses and some apartment condo product.

The earliest phases are now old enough to be reaching first-cycle maintenance: shingles, hot water tanks, fences and decks. That’s not a defect, it’s arithmetic on a community that started building in the early 2000s, but it is a real difference between an early-phase home and a recent one, and it belongs in your budget.

Lots with lake frontage or direct access carry a premium over interior lots. What that premium actually is depends on recent comparable sales, so ask rather than assume.

What should you know about the lake association fee?

This is the most important question on this page, and it’s the one that gets asked last.

The lake is members-only, and access comes with a mandatory Summerside Residents Association fee. It is attached to the property, not optional, and it does not go away if you decide not to use the lake. What it costs depends on where your lot sits:

That tiering is worth sitting with, because it tells you how the community is actually priced. A Standard Lot still pays $475.67 a year for a lake you may or may not walk down to. A Lake Front lot pays roughly two and a half times that. The fee is not a flat community charge; it scales with how close you are to the thing you’re paying for.

Before you write an offer here, get the current amount in writing for that specific property and confirm which tier it sits in, because the difference between tiers is real money over a decade of ownership. I’ll pull those documents for you as part of a purchase. A buyer who understands the fee going in is happy with it. A buyer who finds out at closing is not.

What schools serve Summerside?

Summerside is served by Edmonton Public Schools and Edmonton Catholic Schools.

How long is the commute from Summerside?

Short to the south industrial area, Nisku and the airport. Longer to downtown and the University of Alberta, though Gateway Boulevard and Anthony Henday Drive both help.

There’s no LRT in the community, and bus service on the south side is lighter than central Edmonton. If someone in the household travels without a car, check the current routes for your specific block.

What’s nearby?

South Edmonton Common and the commercial nodes along Ellerslie Road cover most day-to-day shopping, all a short drive. The Edmonton International Airport sits about 18 km south, which is part of why this end of the city suits people who travel for work.

Who’s buying in Summerside right now?

Families drawn by the lake, buyers who work in the south industrial corridor or at the airport, and move-up buyers from elsewhere in south Edmonton.

The best-fit buyer here is a family that will actually use the lake. If that’s not you, I’d rather tell you now that a comparable house in a neighbouring community without the association fee may serve you better. That’s the honest answer and it’s the one I’d give you across a kitchen table.

  • Which phase you’re in. Early phases are approaching first-cycle maintenance.
  • Lot position. Lake frontage and access carry a premium worth understanding.

  • How fast this market moves. A 25-day median means being ready before you view.

How does Summerside compare to nearby communities?

  • Ellerslie. Adjacent, similar age and product, without the lake or the fee.
  • Charlesworth and Walker. Similar-age south and southeast communities with a comparable buyer.
  • Windermere (step up). If you’re trading the lake for a higher tier in the southwest.
  • Chappelle. Similar new-build family market on the other side of the south end, with a median about $31,000 higher and no association fee.
